What type of survey do I need?

We provide a variety of different reports and valuation services which help take the stress out of buying, selling or investing in property. There are three main survey types that we offer, based on the guidelines set out by the Royal Institute of Chartered Surveyors (RICS).

Level 1


A valuation is an assessment of a property’s market value, based on its location, age, condition, state of repair and several other factors. 

It takes into account the overall condition of the property you are interested in, when compared to similar properties in the same area. 

A valuation is affordable and gives a good overview, making it perfect for properties of any type, regardless of their age, type and condition.

Level 2

Home Survey Level Two

A Home Survey Level Two – which used to be called a RICS Homebuyer Report – provides an extensive assessment of the condition of a property, so you can be confident in proceeding with the purchase or sale. 

It includes all the information covered by a valuation, along with maintenance advice and guidance on any defects that may adversely affect the property’s value. 

It is suitable for most  types of houses, bungalows or flats, or bungalows that are in reasonable condition and constructed from common building materials.

Level 3

Home Survey Level Three

If you are interested in an older, larger or more developed property, or are planning major works, then a Home Survey Level Three – which used to be known as a Building Survey – is essential. This level of report is the most comprehensive we offer. 

It provides an in-depth assessment of the construction and structural integrity of a property, along with guidance on defects, remediation and ongoing maintenance. The report can also include an estimate of repair costs as an optional extra.
