The benefits of getting a Homebuyer Survey for a new-build

That new estate built on what you’re sure was a farmer’s field a few months ago? The houses look pretty nice.

The tarmac’s smooth, and the red brick is classy and modern but not outrageous.

This scene won’t be foreign to many of us. Our popular little island has an ever-increasing population, and we all need somewhere to live.

Those new builds – they’re perfect… right? A modern home should be constructed to the best possible standards, meaning they’re the ideal purchase option?

Well, maybe. Then again, maybe not. That’s where a Homebuyer Survey is crucial.

Should new-build properties get a Homebuyer Survey?

Yes. New-build properties need a Homebuyer Survey just as much as any other building.

It might seem counter-intuitive, but it’s essential. Builders could make mistakes, just the same as anyone. Some developers, unfortunately, take grey-area cost-cutting measures. Future estates might be planned almost immediately and will erase that envious countryside view outside the windows.

In today’s somewhat unpredictable market, knowing you’re paying a reasonable sum is vital. Getting an independent RICS Valuation (an optional extra with a Homebuyer Survey) is the most effective way to double-check this.

All these things – and many more – are why you should be just as cautious when buying a new build as anything else.

Instruct a Homebuyer Survey (including a Valuation) alongside getting hold of the Snagging List. This is the best way to get an accurate insight into the property.

Common problems with new-build homes

We encourage all homebuyers to get a Homebuyer Survey when buying a new build. It often pays itself off immediately by locating potential issues.

Here are some of the most common problems we see in new-build homes:

  • Improperly fitted doors or windows– you’d expect a new-build to have perfect everything, but it’s pretty easy for a worker to install a door or windows incorrectly. Spot this before you move in to ensure the developer absorbs the cost to fix it.
  • Blocked drainage components– gutters, downpipes, drain covers and the drains themselves can get blocked. This is sometimes down to dust and debris on the ongoing construction site – developers usually build homes in waves, allowing them to maximise their cash flow.
  • Loft insulation – for some reason, this is one of the most significant things we often see. Loft insulation could be either incorrectly laid or not there at all.

You should also be prepared for other potential issues, such as the property needing to be completed on time or the constant noise associated with on-site construction vehicles all day until the estate is finished.

How does a Homebuyer Survey help you buy a new-build property?

A Homebuyer Survey helps you buy a new-build property by identifying any of these issues (and many more) long before you move in.

If you only find problems once you’ve moved in, you might have difficulty getting the developer to pay for them. For example, there might be no evidence that a scratched door was caused before you took possession, and therefore they might claim that you caused the damage.

We often recommend a Snagging Survey alongside a Homebuyer Survey. This gives you more than enough detail to know exactly what you’re buying. Your chartered surveyor will happily chat about both reports with you and offer their advice.

Ensure your Homebuyer Survey includes a valuation so you check you’re paying a reasonable amount.
